When Is a Deed Needed?
A new deed may be needed when you want to change how real property is titled or who holds ownership. Common situations include:

Clark County Transfer Tax Exemptions
Not every deed requires payment of Nevada Real Property Transfer Tax.
Clark County recognizes several exemptions under Nevada law. Depending on the transaction, an exemption may apply to transfers such as:
Transfers between spouses
Transfers between parents and children
Certain transfers involving Nevada registered domestic partners
Removing a co-owner or joint tenant without consideration
Transfers made pursuant to a divorce
Transfers to or from a trust without consideration

Deed Upon Death & Affidavit of Death of Grantor
A Deed Upon Death allows a property owner to designate a beneficiary who may receive the property upon the owner's death, subject to Nevada law.
When the property owner later passes away, additional documentation is generally required before the beneficiary's interest is reflected in the property records.
